Surveys assist in fire safety upgrades

Savills – which provides property-based services across the UK and internationally – needed to upgrade the fire alarm system at Queensbury Court in Mayfair, Central London, to comply with new fire safety regulations.

The new rules were set out in section 156 of the Building Safety Act 2022 – which was partly motivated by the 2017 Grenfell Tower fire. As a result, estate managers and property developers like Savills have been amending the fire safety rules in any buildings covered by the Regulatory Reform (Fire Safety) Order 2005.

Capturing building data

To action this for Queensbury Court, the business commissioned Great Yarmouth-based surveying expert CADS to deliver the data required.

Savills needed to understand the floor layouts and heights of the Queensbury Court building from street level to the top floor, as the height of a building affects the level of fire precautions required.

They also requested up-to-date and accurate scale drawings of internal spaces and correct GIA (gross internal area) and NIA (net internal area) measurements, for insurance calculations.

Deliverables key for capturing asset records

CADS spent two days on-site surveying the interior communal areas and apartments within the building.

“Following the survey, we delivered point cloud data, 2D drawings of each floor and accurate GIA and NIA calculations. These types of deliverables are key for ensuring adherence to structural and safety standards, including fire safety regulations. Surveys for this purpose are part of a wider trend for capturing asset records we’re seeing in the industry”

Since the implementation of the Building Safety Act 2022, real estate managers and property developers have been making a number of changes to their buildings to ensure compliance.

Identifying high risk buildings through survey data

CADS says measured surveys are key as they provide information which helps to identify if a building is high-risk under the new act, or if it should be registered with the Building Safety Regulator.
