Surveying a major Norfolk hospital
Queen Elizabeth Hospital is based in King’s Lynn, Norfolk, serving parts of West Norfolk, Cambridgeshire and Lincolnshire.
Named after Queen Elizabeth The Queen Mother, the hospital was opened in 1980 and has been used and visited by members of the royal family, due to its close proximity to the Sandringham estate.
The hospital was built as a two-storey building, with reinforced autoclaved aerated concrete (RAAC) used to build its plank roof. Following recent concerns regarding the structural integrity and longevity of RAAC, the hospital must be refurbished. Read further information on how measured surveys can assist to address RAAC concerns in public buildings.
As of May 2023, the hospital is set to be rebuilt by 2030 as part of the UK government’s £20 billion investment in new hospital infrastructure.
Providing surveying services for Pick Everard
Establishing the project scope
Leading multi-disciplinary consultancy within the property, infrastructure and construction industry – Pick Everard – approached the CADS Survey team to deliver surveying services at the Queen Elizabeth Hospital.
To help establish the scope of the project, our team attended a site visit at the hospital. With the data needed for informing future decisions about the hospital site, the project scope included a topographical survey and a utility survey.

Delivering a topographic survey
Our team spent four weeks on site, delivering a topographic survey.
Using Leica Total Stations, and a GNSS rover, we captured the external areas of the hospital to produce a topographic site plan.
Site detail included both natural and manmade features to provide information on the dimensions, levels and features across the site.
Due to the sensitive nature of the site, the CADS Survey team worked efficiently and effectively to minimise hospital disruption.

Get accurate data for your projectA new hospital that is fit for the future for many decades to come will enable us to provide outstanding care in world-class facilities and meet the demands of our growing and ageing population. We want to become the best rural District General Hospital for patient and staff experience and a new hospital is central to achieving this ambition.
Utilities detection survey
After acquiring existing utility records, we worked with our partners to deliver a utility survey for the site.
Utility surveys identify and map the location of underground services, enabling developers to understand the placement of vital utilities before any excavation or construction work takes place.
To trace underground utilities, our team used Electro-Magnetic Theory location instruments and Ground Penetrating Radar, with all work carried out in accordance with British Standards Institution (BSI) PAS128 specification.

Deliverables
Once back in the office, our team spent 10 days producing the drawings.
We delivered 2D topographical survey drawings with 3D linework, mapping the buildings, boundary lines, trees, vegetation and ground elevations and contours, as well as the location of all underground utilities.
Accurate data to inform development decisions
The accurate topographical site data captured by our team was used by Pick Everard and the Queen Elizabeth Hospital to inform decision-making on the future developments of the site.
Both new-build and refurbishment projects were being considered for the hospital, and our data contributed towards compiling cost estimates for the anticipated development.
